Auction to be conducted at the Carthage Livestock, Inc. Restaurant located at 1300 Wabash Avenue, Carthage, IL.

GENERAL LOCATION: The property is situated between Macomb and Carthage south of 136 in Sections 22, 26, & 27 of Hancock Township, Hancock County, Illinois.

GENERAL INFORMATION: Tracts 1 & 2 by the road have rural water. The easement back to Tract 5 is deeded and to be maintained by the buyer of Tract 5. There is no zoning in Hancock County for this property.

TRACT 1:
5.94 acres m/l being all timber with building site or food plot possiblities.

TRACT 2: 49.13 acres m/l. This tract offers 2.23 acres m/l (per FSA) tillable (good for food plot) along with numerous building sites. The center of the Lamoine River is the NE boundary.

TRACT 3
: 46.51 acres m/l. This tract offers 22.30 tillable acres m/l  (per FSA) with the balance being in trees and woods with potential building site.

TRACT 4:
39.81 acres m/l. This tract offers 27.8 tillable acres m/l (per FSA) with a hard surface road that borders 2 sides of the tract.

TRACT 7: 62.01 acres m/l being all timber and trees and offers some of the best hunting West Central Illinois has to offer. A sister tract to tract 6.

TERMS ON SALE: 10% of high bid price down on the day of sale, which at that time the high bidder(s) will sign a purchase agreement(s). Balance shall be due within 30 days. Possession will be given after the 2007 crops have been removed. Title Insurance will be provided and the 2007 taxes due and payable in 2008 will be paid by the sellers, all subsequent taxes will be the responsibility of the new buyer(s). Down payment is non refundable and purchase contracts are not contingent upon financing and buyer and/or lender inspections. METHOD OF SALE: The property will be offered “buyer’s choice”. The price being called for/bid will be for any tract or tracts. The high bidder chooses which tract or combination of tracts he/she wants at the bid price per acre. Each sale is final and stands alone. Any remaining tracts are then offered in another round of bidding until all tracts have been identified. Tracts numbers are for identification purposes only and does not necessarily represent a selling order.
