of high bid price down on the day of sale, which at that time the high
bidder(s) will sign a purchase agreement(s). Balance shall be due
within 30 days. Possession will be given after the 2007 crops have been
removed. Title Insurance will be provided and the 2007 taxes due and
payable in 2008 will be paid by the sellers, all subsequent taxes will
be the responsibility of the new buyer(s). Down payment is non
refundable and purchase contracts are not contingent upon financing and

METHOD OF SALE: The
property will be offered “buyer’s choice”. The price being called

which tract or combination of tracts he/she wants at the bid price per
acre. Each sale is final and stands alone. Any remaining tracts are
then offered in another round of bidding until all tracts have been
