Auction to be conducted at the Lowderman
Auction Company
located 2.5 miles west, Macomb, Illinois.
TRACT 1: 124 acres more or less of highly
productive farmland with 123.46 acres tillable (FSA). Soil Types:
mostly all 43A Ipava Silt Loam.
TERMS ON TRACT 1: 10%
of high bid price down on the day of
sale, which at that time the high bidder(s)
will sign a purchase
agreement(s). The following will be an option of the
buyer(s). Balance due withing 30 days or 20% more due on or before July
1, 2008 and the remaining balance (70%) due on or before December 31,
2008. The new buyer(s) will receive the cash rent for the 2008 season.
Possession will be given after the 2008 crop is removed and upon final
payment. The 2007 taxes due and payable in 2008 will be paid by the
seller, all subsequent taxes will be the
responsibility
of the new buyer(s). Title insurance will be provided by the
sellers. Down payment is non refundable and
purchase
contracts are not contingent upon financing and buyer and/or lender

METHOD OF SALE: Tract 1 followed by Tract 2 with each
tract constituting an individual sale. The tracts will not be combined.
TERMS ON TRACT 2: 10% of high bid price down on the day of
sale, which at that time the high bidder(s) will sign a purchase
agreement(s). Balance shall be due in 30 days, at which
time possession will be given. Title
